New 32-Room Co-Living Development Proposed for Nudgee, Brisbane

A proposal has been submitted for a 32-room co-living development in Nudgee, Brisbane.
The 868-square-meter vacant lot at 70A St Achs Street is designated for medium-density residential use.
Eleganza Projects, known for its expertise in single-home developments, has proposed constructing four buildings on the site for rooming accommodation. The land was previously considered for a park, but council records from a pre-lodgement meeting indicate that it is no longer required for that purpose.
Designed by CPO Architects, the project features buildings that will reach up to three floors.
The ground and first floors are planned as five-bedroom suites, while the second-floor rooms will have direct access to communal amenities and will also include shared facilities as needed, according to the development application submitted to the Brisbane City Council.
The application states that "the arrangement of rooms, suites, and buildings is designed to meet the increasing demand for affordable housing solutions that benefit both developers and renters."

The site is approximately 50 meters from the pedestrian access to Nudgee station.
The co-living residential model has been gaining popularity as a more affordable housing option, especially in Sydney, where developers like Revelop have embraced the concept. Additionally, adaptive reuse co-living projects have been proposed in Pyrmont, and real estate asset manager Pro-Invest has revealed plans for a 2,000-apartment co-living portfolio.
